Peoria Streets Get Sealed Before 67th Avenue and Loop 101 Finish

October 8, 2026

Starting Wednesday, October 7, a crew from ViaSun Corporation will spread slurry seal on residential streets in Country Meadows, Varney Village, Cactus Heights, Lizard Trails and a few dozen other Peoria subdivisions. They will work weekdays from 8 a.m. to 4 p.m., and the city expects the job to be done by late November. On the city's east side, the 67th Avenue rebuild has a spring 2027 finish date. The Loop 101 widening between I-17 and 75th Avenue was supposed to finish in spring 2027, and its completion has now moved to next summer.

So if you live in Peoria, the street in front of your house will probably be finished months before the roads you take to get anywhere. That order isn't random. It follows the calendar asphalt needs.

Why the Crews Showed Up in September

The City of Peoria says asphalt surface treatments usually happen in fall and spring, when temperatures are right for the material to bond. It also warns that because of this, "some of the project areas shown below may be postponed to the Spring."

Neighborhood sealing can only happen in that window. A seal coat or slurry seal is applied over pavement that's already there, and the city's fall packages are scheduled to wrap up within the same season they start. The corridor projects are rebuilding roads from the ground up: new curbs, drainage basins, sound walls and lane reconfigurations. They don't fit in one season, so they keep going right through it.

That's why your HOA may forward a seal coat notice this month while the orange barrels on 67th Avenue stay where they are through the holidays.

Which Subdivisions Are on This Fall's List

Two neighborhood programs are underway right now. The city's street improvements page and its Nextdoor announcements give slightly different end dates, and both are shown below.

Treatment Start Finish per Nextdoor post Finish per city webpage Areas
Seal coat Tuesday, Sept. 22 Late October End of December Tierra Del Rio Parcels 1, 2, 3, 4A, 4B, 6, 11, 12, 20A, 20B, 21A, 21B, 22, 23, 27 and 28; Sierra Ridge Estates; Crosswinds, Finisterre West 2, Ridgemere and Steeple Hill; Esquire Manor Estates; Citrus Gardens along 87th Avenue south of Williams Road
Slurry seal Wednesday, Oct. 7 Late November End of December Country Meadows Units 1, 3, 4 and 11; Ashland, Brice Tract, Cactus Place, Garden Point, Leyva Estates, Varney Tract, Varney Village and Yriberry Tract; Bedford Meadows, Bedford Village 1 and 2, and Citadel 3; Desert Cove Manor and Unit 2, Somerset and Vistas Avenida; Peppermill Run, Stonebridge and Vistas Avenida 1 and 2; Cactus Heights; Salida Del Sol and Starlight Estates; Lizard Trails, Sunset Ranch, The Meadows Parcels 12A and 12B, and Umbria Estates; Tierra Del Rio Parcels 9, 10A, 10B, 13A and 13B

The October 7 Nextdoor announcement includes Suntown, which isn't on the city's webpage list. If you live in Suntown, the 24-hour project hotline at 602-532-6250 can confirm whether your streets are included. Treat the earlier finish dates as the target and the December date as the cushion for weather. Both sources note that work depends on conditions.

What the City Tells You, and What It Leaves Out

Residents, businesses and HOAs in the work zones will get more details before crews arrive. Here's what the city has already said publicly:

  • Trash day moves earlier. Put trash and recycling bins out by 6 a.m. on your regular pickup day while work is going on. The city asks you to keep doing that afterward to help protect the fresh surface.
  • Cones mean wait. Stay off the fresh surface until the cones are gone from the road.
  • You may see crews twice. Contractor crews may come through before the sealing to do prep work.
  • Driveway access stays open "to the extent possible." Expect short restrictions as crews cross your driveway or side street.
  • Speed humps come back. Existing speed humps and tables will be reinstalled, and striping will be repainted after the work.

The public materials don't say how many hours your block will be off-limits, how long the surface takes to cure before you can walk on it, or whether you need to adjust sprinklers or move a car parked on the street. If you have a contractor coming, a delivery due, or a dog that needs walking on the day your street is sealed, call the 24-hour hotline at 602-532-6250. You can also reach Peoria's Streets Division at 623-773-7432.

67th Avenue Moves Into Its Busiest Stretch

Your street will be smooth by December, but 67th Avenue between Pinnacle Peak Road and Happy Valley Road is about to get more complicated. Sundt Construction is building the corridor for the city, and the September 11 update sets out this order:

  1. Now through about mid-October. Traffic runs on the east side of 67th Avenue, one lane each way, with left turns restricted. Hatfield Road is closed on the west side of 67th, with local residents allowed in and out from the west only.
  2. Mid-October. Work starts at the Happy Valley Road intersection. Crews will rebuild the outside lanes, add a median island on the south side and set up dual left turns for northbound 67th Avenue. Traffic moves to the middle of the road for about three to four weeks, with possible lane and turn restrictions.
  3. About early November. Traffic shifts to the curb lanes so crews can work in the middle of 67th Avenue.

The speed limit from Pinnacle Peak Road to Hatfield Road is 30 mph during construction. A lot of the work happens out of sight from the road. Crews are building weir walls and a spillway in the Hatfield Road basin to manage water during large storms, and adding retaining walls with a gabion facade along the 65th Avenue wash. The project schedule lists construction through 2027, with completion expected in spring 2027.

Loop 101's Finish Line Moved Because of the Walls

The freeway shows the same pattern at a bigger scale. The $140 million Loop 101 expansion between I-17 and 75th Avenue was scheduled to finish in spring 2027. ADOT spokesperson Judy Kioski told the Peoria Independent that two problems pushed it to next summer.

"Additional joint and crack repairs were needed after the diamond grinding pavement treatment, resulting in more work time on that aspect."

The second problem was the freeway's original sound walls. The original walls could not maintain their structural integrity if added to, so they are being rebuilt from the ground up. ADOT's own August 31 release still listed spring 2027, so the summer date currently comes from the spokesperson's comments to the local paper, not a revised ADOT schedule.

The project has delivered some gains already. Westbound Loop 101 from 51st to 75th avenues now has four general-purpose lanes and an HOV lane. Eastbound is next. ADOT will close eastbound Loop 101 between 75th and 51st avenues from 10 p.m. Friday, October 9, to 5 a.m. Monday, October 12. The eastbound on-ramps at Union Hills Drive and Bell Road will also be closed. The posted detour sends drivers east on Union Hills Drive to 51st or 35th Avenue. On October 7 the slurry seal starts and on October 9 the freeway closure begins, so that week is a good one to plan your weekend trips ahead of time.

The Spring List Is Already Posted

The same temperature window that brought crews to Tierra Del Rio in September will bring them back in March. The city has already published its next round.

FY27 micro seal, starting March 2027 and finishing by the end of April 2027:

  • Lake Pleasant Parkway, Beardsley Road to 95th Avenue
  • Happy Valley Road, 67th Avenue to Lake Pleasant Road
  • 99th Avenue, Williams Road to Pinnacle Peak Road, and Northern Avenue to Olive Avenue
  • Rose Garden Lane, Lone Mountain Road, Westland Road and El Mirage Road segments near Vistancia
  • Varney Road and 87th Avenue near Cactus Road, plus 77th Avenue from Cholla Street to Peoria Avenue
  • Olive Avenue from 87th Avenue to Loop 101, and Empire Business Park

FY27 mill and overlay, fall 2026 to spring 2027: Olive Avenue from west of the Grand Avenue bridge to 87th Avenue, Cactus Road from 83rd to 91st avenues, and Bell Park North, Parcels 2A, 2B, 3 and 6. At least one lane will stay open in each direction.

Happy Valley Road from 67th Avenue west is on the spring micro seal list, so the newly rebuilt 67th and Happy Valley intersection will probably have crews nearby again next spring. If any fall-list subdivision gets pushed back by weather, it would land in that same spring stretch.

If your subdivision is on one of these lists and you're planning to sell, it's good to know when your street will look its best for listing photos and showings.
